 Inspecting a Potential Home

WHEN you intend to buy a house, the first rational thing that you must do is inspect it at first. It’s just not the physical inspection that counts, also look into the financial and legal aspect of it. Make sure that the home has no debt associated to it or if any, the debt must be charged to the previous owner of the house and must not be retained by the new owner.

When you inspect a potential home to buy, make sure that you accompany the realtor, your personal lawyer and your family of course. Make sure that even your little child of six can have a say on the home and its surroundings. Your realtor can act as your lawyer because he is quite adept with real estate laws and the housing industry but accompanying your lawyer doesn’t hurt either. After all, your lawyer is there to represent your legal interest and the realtor can only do as much. His or her concern is more on closing the deal. You must also ensure that the property is safe, meaning the neighborhood is free from robbers and other unwanted persons.

Home inspections are mostly done by licensed civil engineers and architects and even geodetic engineers. The geodetic engineers are there to analyze the property surrounding your house, the civil engineers will take note on the foundation, the structure skeleton and the strength of the columns and other structures in your house and the architects will evaluate the overall effect of the house when viewed from a distance. An interior designer on the team doesn’t hurt though and one must be present if you’re planning to buy a fully furnished house. If you don’t, then an interior designer can still be usable as he or she will be the one to recommend to you how to make your home more comfortable to live in. His work must be in close coordination with the architect in case renovations are at stake because an interior designer’s plan in reshaping a room can ultimately have an effect on the whole structural foundation of the house. The team must also be accompanied by an electrical engineer who will direct the civil engineer on how to cut current electrical wirings and reconnect them as appropriate to your needs. The electrical engineer must also be the one to coordinate with the alarm company on where to properly put the sensors in your home. Plumbing must also be inspected as well as some pipes of homes for sale tend to be old and about to burst already. This is of course bad news. Who would ever want to inherit a dilapidated home and pay for it dearly?

A good home inspector carries with him a note of the very relevant information that he has gathered like surrounding trees having a colony of acts which may be a sign that your home is infected with ants too. You must advise the home inspector to furnish you not with a crude handwritten report but a meticulously done one so you’ll have ample time to decide on whether to buy that home or not.
