Whenever you plan to buy another property in one of the top destinations of the globe proper inspection of the unit must be given utmost importance. It is also a must that you will personally look at the property so that you can view the whole perspective of the house, not just the physical structure but the whole thing including the certificate of title. Who knows there might problems on the title of the property which you will regret later. The financial and legal aspect of the house must also be checked. There are instances in the past that a house was very tempting to buy because of the good physical status but there is legal problem that forced the buyer to give the property away to the real owner, thereby losing his investment.
You should not gamble yourself by just buying the house without first scrutinizing the whole package of the property. But all the legal works should already be given to your lawyer so that you will only be updated on the existing problem, if any. It is really hard that you have already made payments and yet problems beset later. Besides, you should consider the big investment. Just because you have much to own properties you will not give your focus on this case. You must remember it is your second home every time you schedule your summer holidays. Here are basic tips you should consider when you personally visit the property you are interested to buy.
- Inspect the physical condition of the property. You should personally check whether the price of the property is equal to the physical condition of the property. The house may just be newly painted or renovated.
- Inspect the functionality of the house. The bath tubs may no longer good for use or the faucets. Although these are just maybe considered small details but very important.
- Inspect whether the specifications in the internet or on the record supplied by your real estate broker is the same with the personal look of the property. It maybe reported to you that the property has three bedrooms and only to find out during your personal visit that there are only two bedrooms.
- Inspect the lot area. You should also consider checking the lot area if it points to what was feed to you in the internet specifications.
- Check the title. Check if the property has clean title. This is very important for you. It is very hard that later you will find out the title has been contested by the legitimate owner.
- Inspect the materials used if it is very reasonable the total price of the whole package so that if you have some problems you can still raise your questions or back out form the sale of the property. You have all the rights and privileges to back out if you feel the house is not reasonable. The price is too much as compared to the whole package you have inspected or whatever reasons you have why you are planning of backing out from buying the property.
