 A Professional Home Inspection

WHETHER in Spain or anywhere else, buying a home is not a joking matter. Consider the thousands, possibly millions of euros involved in buying a home. That is not to mention that buying a home can indeed be life-changing because one’s routine will take an entire turnaround because one will be leaving one’s previous house and move to a newer one.

Whether one is single or has got a family, scrutinizing a home up for sale must be done carefully and in a very professional way. The first step that one needs to take before contacting any real estate broker is to plan on what to buy. Will you want to buy a home that is already furnished? Or will you opt for a vacant lot instead. Either way, there is no significant difference in savings as a fully furnished home costs similarly to what one will ultimately have to pay as one’s house is being constructed. Next to consider is whether one will buy the property and lease it to other persons or will the new owner move in by himself. The third thing to consider is whether the owner will move in alone or tag his family along.

This can greatly affect one’s decision when he buys a house. For example, he may be shunned buying a house with a swimming pool if he intends to live all alone. But his decision can be affected too with the persistence of real estate brokers. Some Realtors are that convincing when it comes to sales talk that they’ll ultimately convince the person that he can use the pool to boast to his friends. Yet, the existence of a swimming pool alone is a trivial matter.

There are lots of pressing concerns that a home hunter must face like whether he’ll like to live in a condominium or in a villa. Would he rather stay here in the city and occupy a fifth-level flat or go out in the hills and have a manor all by himself. Yet if the structure is located in the hills, does it have complete amenities like phones, high speed Internet connection and cable television? The person must also consider his hobbies before rushing to buy a property that is up for sale. Never ever rush just because the price of the property looks pretty cheap enough. You must consider your lifestyle too. If one is inclined to play golf during weekends, then consider a property that is near a golf course. If one’s hobbies are going to the mall everyday, then you may enjoy living in an apartment close to the city center.

Whatever your choices are, visually inspecting a home must be important before you sign any contract. And visual inspection of a home must not be made on a one-time basis only. First, you visit the home with only you, the real estate agent and the owner at hand. The next time you visit, one must accompany his spouse and kids or if one is single, a relative or a close friend will do as well as your personal lawyer to check on hidden debts and other legal concerns about the property. For the third and last visit, a technical inspection is conducted. The inspection team will be consisted of a plumber, an electrical engineer, a structural engineer, an architect and an interior designer. They will altogether assess the house if it fits your needs. After all, a house is one-time investment. Be very careful in choosing one.
